The real estate verification service is a topographic audit that we perform for real estate to be traded. If you intend to purchase a property, we recommend that you carry out a technical-legal verification beforehand in order to avoid potential future litigation.

This service involves performing the following verification:

• the location of the building - involves checking the cadastral boundaries of the buildings to determine the correctness of the location and determining any overlap or misalignment with neighboring buildings listed in the cadastral system and Land Book.
• the content of the cadastral documentation - involves the verification of the textual technical information: the address of the building, the category of use, the urban / extra-urban regime, the registered area and the one resulting from the measurements. During this verification, the regime of the constructions (with or without documents) registered in the CF will be ascertained, as well as whether or not they contain individual units.
• owners, documents and tasks - involves checking the current owners registered in the Land Book and the legal documents that formed the basis of the tabulation. It will also be checked if there are tasks noted in the Land Book: restrictions, mortgages, litigation, easements, etc.
• framing in the urban plan (General urban plan) and (Zonal urban plan) - because you probably intend to build on the land you want to acquire we will perform a verification of the classification of the site compared to the existing urban plans and we will communicate the following parameters: classification in the urban area, the percentage of land occupation, land use coefficient, admissible uses.
